How to Compare Granny Flat Floor Plans Before You Buy

Granny flat floor plans are useful for understanding the general layout, but the room labels alone do not show how the building will work every day.

Begin with the intended occupants. A one-bedroom plan for a single family member has different priorities from a two-bedroom rental or a larger family layout. Think about furniture, storage, privacy and how long the occupants are likely to stay.

Check the actual room dimensions. A bedroom may technically fit a bed while leaving little space for circulation or a robe. A living room can appear generous on a drawing until a sofa, television and dining table are placed inside it.

Look at doors and movement paths. Doors should not compete for the same space, and the route from the entry to the living area should feel natural. Bathroom access, laundry position and kitchen clearances are particularly important in compact designs.

Windows and external doors affect light, ventilation, furniture placement and privacy. Their position should also make sense when the granny flat is placed beside an existing house or boundary.

The plan must then be tested against the property. Orientation, access, setbacks, services, outdoor space and the connection to the existing home can all influence the preferred layout.

Finally, compare like with like. Confirm whether decks, stairs, robes, appliances, air conditioning and other items shown on marketing plans are included in the written scope.

A good floor plan is not simply the one with the most rooms. It is the design that fits the site, purpose and budget with the fewest compromises.
